ENERGY STAR Homes Gain Market Share

On July 2nd, 2009, the Environmental Protection Agency (EPA) released statistics on the growing sale and demand of ENERGY STAR qualified new homes. In 2008, 17% of single family homes alone were built to Energy Star standards, an increase of 5% compared to 2007.

 

"Every year more Americans decide to cut their energy bills and help keep the air clean in their communities by buying a new home that has earned EPA's Energy Star. Features like properly installed insulation, high-performance windows and high efficiency heating and cooling can reduce home energy needs by 20 to 30 percent, saving American families thousands of dollars on their utility bills," said EPA Administrator Lisa P. Jackson.

Province Grande Focus Group Provides Great Insight!

We’re excited to report the first Province Grande focus group was held on last Thursday evening! Turnout was excellent, with several Active Adult couples attending. We received lots of positive feedback on the development and our current plans!

 

All participants provided great insight, including their top three reasons for moving to Province Grande: golf course availability, low maintenance living, and the age restricted nature of the development. The group also added the ability to buy a lot and build within 2-3 years is a great feature of the neighbor- hood.


We also decided to incorporate several great ideas presented by the group, such as offering residents the chance to purchase a private golf cart and allowing them to navigate the community anytime in exchange for a small annual cart path fee. We will also offer an upgrade option to add an additional golf cart entry point to the garage.


Overall, we are very satisfied with the insight provided by the focus group and hope to do it again in the future!

Olde Liberty Community & Golf Events

 

Olde Liberty Golf Tournament Hits a Hole-In-One!

Olde Liberty Golf Club hit a hole-in-one with the recent tournament it hosted for the Franklin County
EDC (Economic Development Commission) of Youngsville, on Wednesday, October 8th. The tournament was a huge success for Olde Liberty with roughly 100 participants.  The teams consisted of industrial businesses local to Franklin County.  There were 24 four-person teams with a Captain’s Choice format. The winning team received $100/player and a trophy they get to display for the next year. The 2nd place team received $50/player. Olde Liberty Golf also held a raffle for two prizes, one free round of golf for a foursome team and a one night stay at the new luxury condo, Horizon @ 77th in Myrtle Beach.

Province Grande & Olde Liberty Ring in the Holidays

The Youngsville Annual Christmas Parade really brought the town together on Saturday December 6th, 2008. The marketing department of Olde Liberty and Province Grande, as well as a few young volunteers, came together to celebrate the holidays and reach out to the residents of Youngsville about all of the great things happening in Olde Liberty. We even had our favorite Chihuahua dressed as Santa. The Parade began at the old Tom Togs building and ended at the Youngsville Armory. Volunteering at the kid’s craft event after the Parade was really a treat. And the fact we were dressed as elves added to the good spirit of the event and the kids! Helping the local children make reindeer bags and listening to Faith Baptist Church really got all of us into the Christmas Spirit!

Age Targeted versus Age Restricted

It has been projected that by 2030, the United States will be home to nearly 88 million people age 60 and over. To meet the growing lifestyle needs and wants for this dramatically progressing population, home builders are investing in communities and home designs that attract or "target" the active adult population. In some cases, communities are even more strategically established as "age restricted". So what exactly is the difference between an "age targeted" community and an "age restricted" community?


Various organizations have conducted surveys to identify the driving force behind the defined active adult population choosing to purchase a new home. We all know moving can be a hassle and stressful, so choosing to buy a new home and not age in place means there are unmet needs. Wanting to live closer to family, downsizing, one level living, easy access to healthcare, dynamic onsite amenities like golf, tennis, pools, and special events, and also low maintenence living are the notable motivators. Communities that are "age targeted" provide these attractive opportunities in desirable locations. Developers and builders know at onset they are creating an environment that would be desirable for this targeted popultion, however, they are not checking IDs at the door, meaning - they do not require homebuyers and/or occupants to meet the 55+ age requirement. Many prospective buyers within this group do not mind a diverse environment where kids play and where it's still their responsibility to mow the lawn, however, others would prefer to be surrounded by people more like themselves and with fewer home maintenence tasks.


According to the Housing for Older Persons Act of 1995, there are 2 types of age restricted communities identified by the Fair Housing Act. A community can be identified as 100% age restricted with occupant(s) being 62+, but most age restricted communities follow the 80/20 rule. In this more common style of age restriction, 80% of the occupants must have at least one household member 55+. For new construction the 20% portion of the rule is not in full effect until after 25% of the homes are occupied by the 55+ segment. After the community is sold out, it is the responsibility of the homeowners to maintain the integrety of the active adult community rules.

North Carolina Ranked as 'Favorite Destination' for Retirees

Kiplinger has ranked North Carolina as 'favorite destination' for retirees, according to our local business journal. Our beautiful state won this status in a study of the most tax-friendly places for retirees on pensions and Social Security.


The online personal finance publication evaluated the tax policies of each of the 50 states to determine whether they are “senior” friendly. The results placed states in groups with the lowest and highest taxes on income, sales, real estate and other assets.


North Carolina made the list as one of 27 states that don’t include Social Security payments as taxable state income. Other factors contributing to the award included the state’s up to $4,000 exclusion on taxing state and local government pensions; up to $2,000 exemption for private pensions; a sales tax burden that while rising to 4.75 percent after Oct. 1, exempts prescription drugs and medical equipment; and a “circuit breaker” program limiting property taxes for homeowners ages 65 and up to 4 percent of income.
